Hi Caroll and Ken,

I just wanted to thank you again for all your help selling my home

in this nightmarish market. My only regret is that I did not hire you
sooner. Much sooner.

If you’d like to share my reasons as to why you are the only real
estate agents I will work with in the future, I’ll summarize for you:

I bought my condo at the peak of the market in July of 2005. Lucky
me. By the time I refurbished it and had it ready to sell, I had
missed the window by about 6 months. My previous agent tried to tell
me, don’t worry, it’ll sell, it’ll just take longer. I kept cutting
my price and had lots of interest, but not a single offer. After a
year of this (and relisting with the agent once at six months for
another six months), my listing came up again. You were the only
agents who showed the initiative to call me, so I agreed to listen to
what you had to say. Every other agent lazily dropped a letter in the
mail, or when they couldn’t find my unlisted number, didn’t bother to
research and find it.

I was impressed with what you and Ken had to say, so I dumped my
agent and hired you. It wasn’t easy, but you sold it. We were in
escrow three times before it sold, but you made it happen, even as
the market got tougher and tougher. I didn’t realize what a
difference the right agent could make. I thought if someone’s
interested, they’ll make an offer, and if they’re not, they won’t.
But you showed the velvet-covered aggressiveness it takes to get an
offer out of someone on the fence, instead of just sitting back and
saying, gee, I hope the phone rings. I am convinced, to my extreme
regret, that if I had hired you initially, we could have moved
quickly with the right advice from you and sold it at least a year
sooner.

I write this letter of reference for your consideration of Ken and Caroll Dembowski for Real Estate representation.
